Buying a home is exciting. It’s easy to start scrolling through listings, dreaming about your future home, and imagining where you’ll put the couch. But before you fall in love with a house, I encourage every buyer to take a step back and think about the bigger picture.
A home is much more than four walls. It’s where your daily routine happens, where memories are made, and where you’ll likely spend years of your life. Especially here in Knoxville, where many buyers end up staying longer than they originally planned.
Before you schedule your next showing, here are seven questions I think every homebuyer should ask themselves.
1. Do You Actually Know the Area?
If you’re moving to Knoxville from another city or state, don’t let the house be your first priority. The neighborhood you choose will impact your daily life far more than the color of the kitchen cabinets.
Think about:
- Your commute to work
- Grocery stores and shopping
- Restaurants and coffee shops
- Parks and walking trails
- Schools
- Medical facilities
- The overall pace and culture of the community
I’ve met many buyers who thought they knew exactly where they wanted to live until they spent a weekend exploring different parts of town.
If you’ve never been to Knoxville before, I always recommend visiting first. If possible, consider renting before purchasing so you can truly experience the area before making such a big investment.

2. What Kind of Lifestyle Do You Want?
One of the biggest mistakes buyers make is searching for a house before deciding what kind of life they want.
Ask yourself:
- Do you want to be close to downtown?
- Would you rather have privacy and acreage?
- Is being close to family important?
- Do you want to walk to restaurants?
- Are good schools a priority?
- How much driving are you comfortable with each day?
The right home should support your lifestyle, not just your budget.
3. Can You See Past the Current Decor?
This is one of the hardest things for buyers to do.
It’s easy to walk into a home and focus on outdated paint colors, old carpet, or furniture that isn’t your style.
The reality is that most cosmetic updates are relatively easy to change.
Paint can be updated.
Light fixtures can be replaced.
Landscaping can be improved.
Try to focus on the home’s layout, location, and overall condition rather than temporary finishes.
Likewise, don’t let beautiful staging convince you that a home is perfect. Staging is designed to help buyers picture themselves in the space, but it’s important to look beyond the furniture and decorations.

4. Are You Buying for Today or Five Years From Now?
Many people buy what they think will be a “starter home”… then life happens: a new job, marriage, kids, pets, working from home.
Before you buy, think beyond today. Will this home still fit your life in five years? It’s much easier to buy with the future in mind than to move again sooner than expected.
5. Have You Thought About What You Don’t Want?
Buyers usually have a long wish list, but knowing what you don’t want can be just as important.
Maybe you don’t want:
- Heavy traffic
- A steep driveway
- An HOA
- A busy road
- A long commute
- A neighborhood that’s too close together
Sometimes eliminating the wrong homes makes the right one much easier to find.
6. Are You Looking at the House or the Whole Picture?
A beautiful kitchen is wonderful, but don’t forget to pay attention to everything else.
During a showing, ask yourself:
- How does the neighborhood feel?
- Is the yard functional?
- Does the layout work for your family?
- Is there enough storage?
- What will everyday life actually look like here?
Buying a home is a long-term decision. It’s worth slowing down and considering the full picture.

7. Why Knoxville?
One of my favorite questions to ask buyers is simple: Why Knoxville? Everyone has a different answer.
Maybe it’s the mountains, or the slower pace.
Maybe it’s family, or the strong sense of community.
For me, Knoxville wasn’t originally part of my plan, but once I got here, I quickly realized why so many people choose to stay. There’s something special about this city that goes beyond the beautiful scenery. It’s the people, the neighborhoods, the local businesses, and the feeling of home that keeps so many of us here.
